Guide To Renting

We know that searching for your perfect home can be a difficult and sometimes stressful experience!  That's why we have broken the process into easy manageable steps, so simple its childs play.

 

  • Step One - Register
    Identify which areas you are interested in then register online and we will be in contact shortly, call us direct or visit one of our four offices where you can discuss your property requirements with one of our agents.
  • Step Two - Shortlist properties
    Once we have clear understanding of your requirements we will create a shortlist of properties to view. All our offices are based in sought after location therefore early viewings are recommended.
  • Step Three - Viewings
    All viewings will be accompanied by one of our dedicated negotiators at times to suit you. We are open between 10.00am - 7.00pm Mon - Fri & 10.00am - 2.00pm Sat, please note that we are closed on Sundays and Bank Holidays.
  • Step Four - Sealing The Deal
    Once we have found you your ideal home, you will need to leave a one (sometimes two) week holding deposit which will take the property off the market with us and secure it for you until an agreement has been made with the landlord. Once the landlord accepts, we will need to begin with references.
  • Step Five - Referencing
    In order to pass satisfactory references, we will need a work reference, previous landlord and bank reference. If you are a student or unemployed we will require a UK Guarantor who owns a property and is employed along with a character reference.
  • Step Six - Contracts & Payments
    Once satisfactory references have been received, we will contact you to arrange payments (6 weeks Security Deposit, 1 month rent, admin fees of £95 per person and inventory fees if required). Please note that contracts or keys will not be handed over until all monies are received in cleared funds prior to move in.
  • Step Seven - Congratulations
    You are now ready to move.

 

Please note that as of April 2007, all Security Deposits now have to be registered with the Tenancy Deposit Scheme.
